Dear Home Sellers:
I would like to tell you a little bit about my marketing
plan and how I conduct my business. New
Castle Realty is my own business and what I call a Boutique-Style shop. By
that I mean that it is small, but offers complete full service without the big
office hype. I will provide personal one-on-one service to you at all times.
You will not be pushed off on to an assistant or an office secretary. I
offer 5 % full service commission rates. Why pay more for the same
service? Prior
to listing your property, I will prepare a Competitive Market Analysis.
By carefully studying recent home sales and current listings in your area, and
by making a detailed inspection of your home, we will determine its fair
market value together. I
will enter your home in the Multiple Listing Service (MLS), a web site of up-to-date information on all homes for sale through member
real estate companies. There, it
will be immediately exposed to thousands of other agents-and their
buyers-throughout the state. I
will place your property on the following Internet sites which will
expose it to millions of buyers all over the country: Realtor.com, mlswis.com,
zillow.com, HomeAdvisor.com, WIHomes.com, Harmonhomes.com, Homegain.com and others. I will
display your home on my own web site at www.newcastlerealty.net
and feature a Virtual Tour as well as still photos of the exterior and interior. I will advertise the
web address on all Internet, newspaper, magazine and brochure listings. If
buyers are allowed to do some preliminary searching on their own before
contacting the Realtor, we have found they much prefer this method rather than
finding it necessary to call an agent. In
addition, this method also somewhat pre-qualifies a buyer prior to their
contacting us. If
you desire, there will be an attention-getting yard sign placed on your
property. Two-thirds of all telephone inquires are prompted by these signs. I
will market your home using the programs which expose your property to the
most prospective buyers. A
custom home brochure in color will be created, complete with multiple
photos of the exterior and interior and distributed to all prospective buyers
and other area brokers.
At
your convenience, if you wish, we will schedule open houses to give your
property exposure. We will use special signs and report the results to you. Our
phones will be professionally and courteously answered seven days a week - to
handle inquiries about your home. We will show your property only to interested,
qualified buyers to eliminate inconvenience to you. All
appointments to show your home will be scheduled by myself or through my office,
and you will be notified as such in as far in advance as possible. There
will be an attractive Showing Book prepared to set out for
showings which will include all the necessary documents needed for another agent
to prepare an offer. Additionally I will prepare a very useful Marketing
Report which includes all sorts of demographic information about your
neighborhood, including school statistics, area churches, recreational and
population statistics. If there is a buyer interested in your property that is
unfamiliar with your area, this is an extremely powerful marketing tool. I
will update you regularly with a phone call or letter as to the progress we have
made toward the sale of your home. However,
as fast as properties have been selling in our area, that may not even be
necessary. When
an offer has been submitted, I will relay it to you promptly, assist you in your
decisions and act as your negotiator in all aspects of dealing with prospective
buyers - all the way to closing. I
have a strong background in many areas of real estate. Not the least of which is
over 20 years experience in title insurance and real estate closings. I also
have a new construction background and am very familiar with many structural
issues. If your property is in need of any cosmetic updating, plumbing,
carpentry repairs, etc. I can provide you with reliable contacts in those
businesses and in many cases offer a builder=s discount on items that need to be done I
have also included a Testimonial page from my web site with some feedback from
past clients. I also have a book of many letters and cards received from past
customers who will gladly provide referrals on me if you wish. I
would be very happy to come to your home and do a listing presentation for you
